Cannon Beach Property Management (CBPM) wants your vacation rental experience to be exceptional. To ensure your stay is worry free, please review the following CBPM rental policies. Rental Policies:
Summer reservations
A 7-night stay is required for most properties inJuly and August. A few of our properties require a 14 night stay in July and August. In addition, some properties require a 7 night stay for the month of September.
Please note: CBPM occasionally has rental properties available for a three night stay during July and August, so please call our office to inquire.
Spring/fall or winter reservations: (value or winter season)
2-3 night minimum stay is required.

Every season at Cannon Beach offers a unique vacation opportunity-from storm watching to beachcombing in the summer sun. We have nightly rates established for each time period and they are listed per property on the website.

Our posted rates are subject to change. All rates are subject to City of Cannon Beach 7% room tax and State of Oregon 1% Lodging tax, collected prior to arrival.
Payment: All reservations must be confirmed with payment. CBPM will glady accept Visa-MasterCard-Discover or checks.
TERMS AND CONDITIONS:
CHECK-IN: Check in is after 4pm during the high season. Keys, maps & directions to your rental property will be provided at check-in. You may check-in at 3188 S. Hemlock, Cannon Beach, and Oregon 97110. Keys, maps & directions will be issued only to the person whose name appears on the reservation. Keys are NOT available until your property has been cleaned, and housekeeping has checked out with the office.
LATE CHECK IN: If you expect to arrive for check-in after 5pm in the high season and after 4pm in the off season, please notify the office prior to closing so we can make arrangements to put your keys, maps & directions in our lockbox.
CHECK-OUT: Please return keys to the office upon check-out. Check out time is 11:00am and is strictly enforced to prepare your property for the next guest(s) arrival. Late check-outs will be charged for an additional night with applicable taxes.
PAYMENT POLICY: An advance deposit of half the total reservation is due at time of confirmation on a 2 or 3 night stay. Upon confirmation of a one week stay, 3 nights rent is due to confirm and 1 week rent is due to confirm a 2 week stay. Balance due, rent and room taxes plus any additional fees must be received three weeks prior to your arrival. CBPM, Inc. will automatically charge your balance due on the credit card on file. Reservations made 21 days prior to your arrival date require full payment. One Visa/MasterCard for payment is allowed and must be in the guest(s) name who will be present at the rental property. The original Visa/MasterCard used to pay for the reservation must be present at check in for a bank required imprint even though your reservation has been paid in full. If a guest would like for us to change the name on the booking and it requires CBPM, Inc. to charge a new credit card and to credit the previous guest a $25.00 charge will be charged. A $35.00 returned check fee will be due for all returned checks.
CANCELLATIONS: CBPM, Inc. understands that situations can occur that may cause you to cancel your reservation. Please read through our cancellation policy carefully. If you need to cancel your reservation you must notify CBPM, Inc. in writing by letter, fax or email. We do not accept notices of cancellation by telephone. Upon receipt of your written notice of cancellation we will attempt to re-rent your scheduled reserved dates as soon as possible. In the event that we re-rent the property you reserved for all of the dates you reserved, we will retain a $50.00 cancellation fee and return the remaining funds to you. If we are unable to re-rent the property for all of the dates you reserved, then your funds will be forfeited. For reservations booked for July and August no refunds will be made if cancellation is after April 1st.
TRAVEL INSURANCE: If you did not decline the Travel Insurance at the time of booking, then you will see it has been included in the total of booking charges on page 1. Please review our cancellation policy and decide if you wish to purchase for an additional fee the Travel Insurance. Travel Insurance can help protect you from certain unexpected risks such as trip interruption and travel delays. If you elect to NOT purchase the Travel Insurance, please sign the waiver on page 5.
OCCUPANCY: Guest(s) shall not have more occupants than is stated in this Agreement at any given time even during days or nights of the reserved time period. All of our properties are located in residential neighborhoods and may not be used for weddings, wedding receptions, parties or any other large group gatherings. If an unauthorized event is taking place eviction will occur and no refunds will be made.
PARKING: Each vacation rental home has posted designated parking areas and maximum number of vehicles allowed at each property. All vehicles are required to be registered at our office at check-in. All unauthorized vehicles may be towed at the owner’s expense. RV's, campers, or trailers may not be parked at any time at any vacation rental home. Tents are not permitted at any time.
PET POLICY: Guest(s) shall not keep pets at any vacation rental property that is not a designated pet friendly home. We allow family dogs in designated homes only, and each dog will require a $40.00 pet fee per stay. You are required to clean up after your pet this includes all debris in the yard. CBPM, Inc. will charge $35.00 pet clean up fee if the yard requires clean up after your departure.
UNIT: Should the unit become unavailable prior to your occupancy due to circumstances beyond the control of Cannon Beach Property Mgmt, Inc. we reserve the right to substitute a comparable accommodation or offer a refund at the renter's discretion.
SMOKING: NO smoking is allowed at any of our vacation rental properties. If you smoke inside the vacation rental, CBPM, Inc. will charge you to remove the smell. Please pick up after smokers outside.
REGULATIONS: Failure to comply with regulations concerning State, County, or City code and/or regulations concerning occupancy, parking, and/or loud or inappropriate behavior may result in immediate eviction of guest(s) without any refund, forfeiture of any/all deposits and payments, civil fines, and/or responsibility for any/all economic damages to owner and /or agents.
PHONE: Guest(s) is/are liable for all long distance calls and agrees to place them on a telephone calling card.
CLEANING: Your vacation rental will be cleaned prior to your check-in. A starter supply of toilet tissue, soaps, dish soaps and paper towels will be included. No items from the vacation rental home, including, but not limited to, firewood, furniture, and towels, may be taken to the beach at any time. After you depart, CBPM, Inc. will check the property for damage and take inventory. No additional charges shall accrue to your credit card, provided that there has been no breach of this agreement. Any/all damage, breakage, theft, excessive cleaning costs, and/or unnecessary maintenance expenses resulting from your occupancy, without limit, shall be repaired at your expense.
LIABILITY: Guest(s) agree(s) to hold owners and agents free and clear of any liability for damage to self, to any occupants in guest(s) group, and/or property, resulting from accident or injury, or loss of enjoyment, due to, but not limited to, power outages,rain, sun, flood, fire, and/or theft, including failure of appliances and/or equipment. CBPM, Inc's, sole responsibility will be to attempt to correct the problem as soon as practical, or to move the guest to the most comparable available accommodations, providing that the guest(s) notifies CBPM, Inc. immediately upon arrival or time of failure.
REFUNDABLE SECURITY DEPOSITS:
A security deposit is required to rent certain properties under the management of Cannon Beach Property Management, Inc. After checkout, CBPM will inspect the vacation rental for damage and take inventory of the supplies and equipment. If the vacation rental is damaged or if any of the supplies or equipment at the vacation rental are missing or damaged, then CBPM will deduct an appropriate amount from the security deposit. CBPM will refund the unused portion of the security deposit to the vacation renter, using the same form of payment used to make the deposit.
ADJUSTMENTS: CBPM, Inc. does not make monetary adjustments. It is the policy of CBPM, Inc. not to make any adjustments for acts of God, failures or events beyond CBPM, Inc's direct control. This includes, but is not limited to, inclement weather, construction from nearby sites, power outages, water or plumbing system breakdowns, TV cable or satellite blackouts, pest infestations, guest emergencies, and/or appliance malfunctions. CBPM Inc. homes are maintained in best possible operating condition, and if a malfunction should occur during your stay, we will make every effort to repair the malfunction. In the event that maintenance is scheduled during your stay, we will notify you as soon as possible.
RESERVATION CHANGES: Any/all reservations that need date and/or property changes are subject to a non-refundable $50.00 re-scheduling fee per change. All changes must be done prior to the cancellation period expiration. You must make changes 120 days prior to your arrival date.
LOCKOUT POLICY: In the event a guest(s) is locked out of a property, the guest(s) may borrow a key by coming to the office. After business hours, the guest(s) must call our emergency phone 503-440-5909 and an agent will meet the guest(s) at the office. A $25.00 charge is payable for obtaining the key after business hours. If a lock out occurs after 11:00pm a locksmith will be required. The guest(s) will be responsible for cost of this procedure.
LOST AND FOUND: Please check carefully for items before you depart. We are not responsible for lost or stolen items. If you request us to mail back items left behind we will need to send these COD and a $15.00 packaging fee.
